Please find attached in the documents section, GL Hearn's planning summary of the site. In summary, however the site lies some 230m south west of the defined Meir District Centre boundary. The district centre provides a range of facilities, including local shopping and a library. The planning context for the site is provided by the development plan, comprising the Newcastle-under-Lyme and Stoke-on-Trent Core Spatial Strategy 2006-2026 (Adopted Oct 2009). The site is within the defined urban area / 'city boundary' of Stoke-on-Trent but is not specifically allocated by the development plan. There are no known nature conservation or heritage designations applying to the site or neighbouring sites.

Representations have been made on the site on behalf of the owners, Seven Trent, promoting the site for allocation for either residential or employment use.

The council's Joint Local Plan and draft plans have acknowledged that the site has potential for employment, potentially capable of providing 4.35 acres of employment land but, also, it recognises it has a potential capacity for 54 dwellings (site reference 657).
